The

constructed strata warehouse. The unit contains 2,416 square
feet of main floor area, which is comprised of 1,852 square
feet of warehouse space, 502 square feet of main floor
finished space plus 613 square feet finished office mezzanine
space. The total finished office area is approximately 1 ,115
square feet.

DESCRIPTION
OF IMPROVEMENTS
The
subject unit has an end unit location within a four-year-old
concrete tilt-up constructed strata warehouse development. The
subject contains 2,416 square feet of main floor area, which
is comprised of 1,852 square feet of warehouse space, 502
square feet of main floor finished space, and 613 square feet
finished office mezzanine space. The total combined finished
office area is approximately 1,115 square feet.
The
main floor office development is improved with a reception
area, office area, and a two-piece handicap washroom. A small
kitchenette is located under the staircase that leads to the
mezzanine. The mezzanine office area is improved with two
office spaces and a storage nook off of the corridor to the
second office. Finishing in the office areas consists of
laminate flooring, painted drywall, and suspended t-bar
ceilings with fluorescent lighting and track lighting. The
office areas are extensively wired for Internet, telephone
access, and cablevision. Electric baseboards provide heat in
the office areas.
The warehouse area is an L-shaped configuration
with two 16 foot metal rollup doors. One door is located at
the front of the unit and another is located on the north side
of the unit at the back of the warehouse area. The warehouse
space has a 20 foot clear ceiling height. The floor in the
warehouse area is bare concrete, the walls are unpainted
gypsum wallboard, and the ceiling is open to the rafters. The
warehouse area is heated with a radiant gas heating system.
