730 HIGH IMPACT INDUSTRIAL ZONE (I3)
Permitted Uses
730.01
The
following
uses
and no
others shall be permitted in the I3 zone:
Animal Stockyard
Auto Body Repair Use
Commercial Use,
limited to:
mobile food vending cart;
retail
sale of auto parts and accessories from salvage; and
retail
sale, rental and repair of goods manufactured on the
lot; (B/L 440-97)
Feedlot
Industrial Use,
excluding:
burning
of wood waste products; and
slaughterhouses.
Office Use,
limited to:
offices
which are
accessory
to and
located on the same
lot
as the
principal
industrial use.

Conditions of Use
730.02
Areas for
the retail sale, rental or display of goods manufactured on the
lot
shall be:
(1) fully
contained within the same
building
as the
principal
industrial use
manufacturing
the
products on the
lot;
(2) limited to an area not exceeding 20% of the
gross floor area
of the
business manufacturing the products on the
lot
and the remaining
floor area
not
being
open to the public. (B/L 440-97)

730.03
Unenclosed storage or unenclosed operations involving wrecking,
salvaging or storing of
scrap,
salvage or
wrecked vehicles
shall:
(1) not
be located within 3.0 m of an
exterior lot line;
(2) be
bounded on all sides by a solid fence or wall not less than 2.4 m
in height and
located a
minimum of 3.0 m from any
exterior lot line;
(3) not
exceed the height of the surrounding solid fence or wall; and
(4) be
provided with a solid continuous hedge planting along all
exterior lot lines
(except
for entranceways) within 3.0 m of the
exterior lot line
and
having a
minimum
height of 2.0 m at the time of planting and be comprised of one of
the
following:
(a) Thuja
Occidentalis Smaragd (Emerald Cedar);
(b) Thuja
Plicata Striblingii (Western Red Cedar); or
(c) Thuja
Occidentalis Pyramidalis Compacta (Pyramidal Cedar)
which
shall be maintained by the owner.
(5) for
the collection, storage, wrecking, repair or crushing of
wrecked vehicles
or
vehicle
parts, shall only be permitted on the properties identified in
Section
150.32.

730.04
Unenclosed storage or unenclosed operations other than those
referred to in Section
730.03
shall:
(1) not
be located within 3.0 m of an
exterior lot line;
(2) be
bounded on all sides not adjacent to a
building
or
structure
by a
solid fence or
wall of
at least 1.5 m in height;
(3) be
limited to that part of a
lot
surfaced
with dust-free material; and
(4) not
include storage of materials or goods likely to produce or give
off dust or
other
particulate matter that may become wind-borne.
730.05
An
accessory one unit residential use
shall not
exceed a
floor area
of 95 m2.
730.06
Storage
or processing of animal or vegetable wastes shall take place only
within a wholly
enclosed
building
or
structure.
Height of a Building or Structure
730.07
The
maximum
height
of any
building
or
structure
shall be
12.2 m.
