540 SECONDARY BUSINESS COMMERCIAL ZONE (C4)

Permitted Uses

540.01 The following uses and no others shall be permitted in the C4 zone: (B/L 287-96)

Auto Body Repair Use subject to Section 540.07 (B/L 1365-2004)

Animal Hospital

Civic Use

Commercial Use, limited to:

bus depot;

commercial school;

courier, delivery and express facilities;

crematorium;

funeral parlor;

garden centers;

landscaping services;

liquidator limited to a minimum floor area of 1,000 m2; (B/L 1063-2001)

moving establishments;

nurseries;

pest control services;

printing, photocopying, duplicating, lithographing, blueprinting and similar

reproduction services;

publishing, where printing or binding is part of the business and is conducted on

the same lot;

recreational facility for children including accessory retail sales and food

services; (B/L 639-98)

retail sale, rental and repair of:

advertising signs and display equipment;

antennae and satellite dishes;

sale of vehicle and marine parts and accessories;

tools and small equipment such as hand and edge tools, lawn mowers,

chain saws, rototillers and outboard motors;

used beverage container recycling depot, limited to: a maximum floor

area of 100m2; and (B/L 1365-2004)

vehicle and marine sales, leasing and servicing, excluding the sale of

fuels and auto body repair use;

thrift stores; (B/L 897-99)

trade school.

Conditions of Use

540.02 All industrial uses shall take place entirely within a wholly enclosed building.

540.03 An accessory one unit residential use shall not exceed a floor area of 95 m2. (B/L 287-96)

540.04 Storage shall take place entirely within a wholly enclosed building, except storage

accessory to: (B/L 287-96)

(1) garden centers;

(2) nurseries;

(3) landscaping services; and

(4) the retail sale, rental and repair of:

(a) building supplies, including plumbing, heating, ventilation, air-conditioning,

security and electrical equipment and floor coverings; and

(b) vehicle and marine sales, leasing and servicing.

540.05 Where permitted, unenclosed storage shall: (B/L 287-96)

(1) not exceed 3.0 m in height;

(2) not be located within 3.0 m of an exterior lot line;

(3) be limited to that part of lot surfaced with asphalt or concrete; and

(4) not include storage of material or goods likely to produce or give off dust or

other particulate matter that may become wind-borne.

540.06 A thrift store use shall not be located within a 300 m radius of another thrift store.
