GENERAL VICINITY

The City of Abbotsford is one of the fastest growing areas in North America and covers approximately 92,433 acres. It is bounded by the Fraser River to the north and the US Border at Sumas, Washington to the south.

The subject development is located on Simpson Road in the Clearbrook Industrial Area, approximately one mile north of Abbotsford Airport. The subject's location is indicated on the neighborhood map shown below.

 

NEIGHBORHOOD AND OCCUPANT ANALYSIS

The subject neighborhood consists of predominantly industrial and residential land uses. The industrial base comprises light manufacturing and distribution/warehousing plus service related industrial users.

Simpson Road links with Mount Lehman Road approximately 250m to the west of the subject. Mt. Lehman Road connects with the Trans Canada Highway (Highway 1) and Fraser Highway (1A) in the north and Abbotsford Airport to the south.

AN OVERVIEW OF ABBOTSFORD
The City of  Abbotsford is  British Columbia's fifth  largest City.  It  boasts a population estimate of 131,000 occupying a land  mass  of  close to 90,000 acres.  It is  located just above the 49th parallel in an area known as the Fraser Valley.  The closest  border crossing  to the  U.S. is  at Sumas,  Washington  and  this  is  about  10  minutes  drive  from  downtown Abbotsford. Vancouver is an hour's drive away (70 km). Chilliwack is located on the East boundary, Aldergrove/Langley on the West boundary and Mission to the North.
