590 RURAL CENTRE COMMERCIAL ZONE (C9)

Permitted Uses

590.01 The following uses and no others shall be permitted in the C9 zone:

Auto Body Repair Use

Civic Use

Commercial Use, limited to:

vehicle servicing;

convenience store, not exceeding a maximum floor area of 300 m²;

grocery store, not exceeding a maximum floor area of 300 m²;

retail sales of building supplies, camping and garden supplies, hunting

equipment, and lumber yards; excluding storage of salvage or scrap;

sale of farm feed, seed, chemicals, and fertilizers;

sales and repair of farm implements and machinery;

used beverage container recycling depot, not exceeding a maximum floor area of

100 m2 and where the use takes place entirely within a wholly enclosed building;

veterinarian clinics.

Accessory One Unit Residential Use

590.02 Despite the provisions of subsection 590.01, the only use permitted on that portion of

Lot 4 Sections 35 and 36 Township 13 NWD Plan 2598 (4557 Mt. Lehman Road,

P.I.D.: 012 818 992) zoned C9, shall be the seasonal retailing of Christmas related

merchandise and limited to operation during the months of November and December.

590.03 Despite the provisions of subsection 590.01, the farm market located on Lot 50 Section 2

Township 20 NWD Plan 28332 (39809 No. 3 Road, P.I.D.: 005 590 469) zoned C9, shall

be permitted a maximum floor area of 560 m2. (B/L 1145-2002)

Conditions of Use

590.04 An accessory one unit residential use shall: (B/L 883-99, B/L 1145-2002)

(1) be contained within the building to which it is an accessory use; and

(2) be provided with a separate ground level entrance.

590.05 Each self-serve vehicle vacuum cleaner, provided as part of a service station use, shall

have adjacent to it a vehicle cleaning area measuring a minimum of 5.5 m length by

2.7 m width. (B/L 883-99, B/L 1145-2002)

590.06 For each car wash bay, a waiting line area measuring a minimum of 12.0 m length by

2.5 m width shall be provided and shall be located so as not to interfere with other on-site

vehicular movements. (B/L 883-99, B/L 1145-2002)

590.07 Unenclosed storage shall: (B/L 883-99, B/L 1145-2002)

(1) not exceed 3.0 m in height;

(2) not be located within 3.0 m of an exterior lot line;

(3) be limited to that part of a lot surfaced with dust-free material;

(4) be bounded on all sides not adjacent to a building or structure by a fence or wall

of at least 1.5 m in height; and

(5) cover not more than 80% of the lot area.

590.08 The maximum lot coverage shall be 40%. (B/L 883-99, B/L 1145-2002)

Minimum Subdivision Requirements

590.11 Except for a service station use, each newly created lot shall have a minimum frontage on

one street of 18.0 m. (B/L 883-99, B/L 1145-2002)

590.12 Each newly created lot for a service station use shall have a minimum lot area of

1,100 m² and a minimum frontage on one street of 36.5 m. (B/L 883-99, B/L 1145-2002)
