740 RESIDENTIAL INDUSTRIAL (I4)

Permitted Uses

740.01 The following uses and no others shall be permitted in the I4 Zone:

One Unit Residential Use

Accessory Home Industrial Use

Accessory Home Occupation Use

Conditions of Use

740.02 An accessory home industrial use shall:

(1) be limited to one per lot;

(2) be allowed one sign;

(3) not exceed a floor area of 185 m2 per lot;

(4) except for unenclosed storage, be contained within a building;

(5) not consist of :

(a) occupations that discharge or emit odorous or noxious matter or vapours,

heat, glare, noise or radiation or recurrently generated ground vibrations;

or

(b) occupations that result in traffic congestion, on street parking, electrical

interference, fire hazard, health hazard, or waste products in excess of

amounts and type normally associated with the residential use;

(6) be conducted by a resident of the dwelling unit to which it is accessory; and

(7) not exceed four employees, including any resident.

740.03 Unenclosed storage shall:

(1) not exceed 3.0 m in height;

(2) only be located to the rear of a dwelling unit;

(3) not abut land zoned R or RM;

(4) be limited to that part of a lot surfaced with dust-free material;

(5) be bounded on all sides not adjacent to a building or structure by a solid fence or

wall of at least 1.5 m in height; and

(6) not include storage of materials or goods likely to produce or give off dust or

other particulate matter that may become wind-borne;

(7) cover not more than 15% of the lot area.

740.04 In addition to the provisions of Section 180, required off street parking shall:

(1) not occupy more than 25% of the lot; and

(2) when it is located in a building or structure, not cover more than 10% of the lot

area.

Lot Coverage

740.05 The maximum lot coverage shall be 40%.

Height of a Building or Structure

740.06 The maximum height of any building or structure shall be 10.7 m, except in the case of a

building or structure for an accessory home industrial use in which case the maximum

height shall not exceed 5.5 m.

Minimum Subdivision Requirements

740.08 All newly created lots shall have:

(1) a minimum lot area of 1,500 m2;

(2) a minimum lot width of 30 m; and

(3) a minimum lot depth of 50 m.
