760 SPECIAL INDUSTRIAL ZONE (I6)
Permitted Uses
760.01 For the lot described as Parcel “A” (Reference Plan 10309) Lot 3 Section 2 Township 19
New Westminster District Plan 7470, and known municipally as 378 Marion Road, the
following uses and no others shall be permitted:
Industrial Use, limited to:
cedar shake mill;
manufacturing, assembly and warehousing of fishing equipment;
woodworking, excluding sawmilling; and

Office Use, limited to:
offices which are accessory to and located on the same lot as the principal use
Accessory One Unit Residential Use
760.02 For the lot described as Parcel “A” (Reference Plan 21782F) North East Quarter

760.06 For those parts of the lot described as Lot 127 Except: Part on By-law Plan 54337,
Sections 21 and 22 Township 16 and of District Lot 47 Group 2 NWD Plan 52611,
known municipally as 3095 McCallum Road and zoned I6, the following uses and no

Conditions of Use
760.09 For a use permitted in Section 760.08:
(a) all other provisions contained in Section 760 shall not apply;
(b) Sections 720.03 to 720.05 and 720.07 shall apply; and
(c) all uses shall be setback a minimum of 3 m from all lot lines.
760.10 For a use permitted in Section 760.06: (B/L 1066-2001, 1119-2001)
(a) all other provisions contained in Section 760 shall not apply;
(b) Sections 720.02 to 720.06 shall apply;
(c) with respect to the collection, storage, wrecking, repair or crushing of wrecked
vehicles or vehicle parts, Sections 730.03 and 730.08 shall also apply and take
precedence where there is a conflict with any other provision.
760.11 For a use permitted in Section 760.08: (B/L 1119-2001)
(a) all other provisions contained in Section 760 shall not apply;
(b) Sections 720.02 to 720.06 shall apply;
(c) with respect to the collection, storage, wrecking, repair or crushing of wrecked
vehicles or vehicle parts, Sections 730.03 and 730.08 shall also apply and take
precedence where there is a conflict with any other provision.
760.12 For a use permitted in Section 760.05: (B/L 964-2000, 1066-2001, 1119-2001)
(a) all other provisions contained in Section 760 shall not apply;
(b) Sections 720.02 to 720.06 shall apply;
(c) with respect to the collection, storage, wrecking, repair or crushing of wrecked
vehicles or vehicle parts, Sections 730.03 and 730.08 shall also apply and take
precedence where there is a conflict with any other provision, and all newly
created lots shall have a minimum lot area of 1.5 ha. (B/L 1066-2001)
760.13 For a use permitted in Section 760.04: (B/L 771-98, 964-2000, 1066-2001, 1119-2001)
(a) all other provisions contained in Section 760 shall not apply;
(b) Sections 720.02, 720.03, 720.04, 720.05, 720.06, and 720.07 shall apply; and
(c) with respect to the collection, storage, wrecking, repair or crushing of wrecked
vehicles or vehicle parts, Sections 730.03 and 730.08 shall also apply and take
precedence where there is a conflict with any other provision.

760.14 For a use permitted in Section 760.03, despite all other provisions contained in
Section 760, Sections 720.03, 720.05, 720.06 and 720.07, shall apply. (B/L 508-97, 771-98,

760.15 An accessory one unit residential use shall not exceed a floor area of 95 m². (B/L 508-97,
771-98, 964-2000, 1066-2001, 1119-2001)
760.16 An office use shall not exceed 10 % of the gross floor area of the principal use. (B/L 508-97,
771-98, 964-2000, 1066-2001, 1119-2001)
760.17 Storage shall take place within a wholly enclosed building. (B/L 508-97, 771-98, 964-2000,
1066-2001, 1119-2001)
Lot Coverage
760.18 The maximum lot coverage shall be 75%. (B/L 508-97, 771-98, 964-2000, 1066-2001, 1119-2001)
Height of a Building or Structure
760.19 For the lot described in Section 760.01, the maximum height of any: (B/L 508-97, 771-98,
964-2000, 1066-2001, 1119-2001)
(1) principal building or structure shall be 20.0 m; and
(2) accessory building or structure shall be 8.0 m.
760.20 The collection, storage, wrecking, repair or crushing of wrecked vehicles or vehicle parts,
shall only be permitted on the properties identified in Section 150.32. (B/L 1343-2004)
760.21 For the lot described in Section 760.02, the maximum height of any: (B/L 508-97, 771-98,
964-2000, 1066-2001, 1119-2001)
(1) principal building or structure shall be 12.0 m;
(2) accessory one unit residential use building shall be 8.0 m; and
(3) accessory building or structure shall be 4.6 m.
Setbacks
760.22 Any building or structure shall have a minimum setback of 7.5 m from all lot lines,
except where the lot line is parallel and adjacent to a railroad, in which case the setback

Setbacks Between Buildings
760.23 Where an accessory one unit residential use dwelling unit is contained within a separate
building, it shall be sited at least 3.0 m from a principal building or structure. (B/L 508-97,

Minimum Subdivision Requirements
