520 NEIGHBOURHOOD COMMERCIAL ZONE (C2)
Permitted Uses
520.01 The following uses and no others shall be permitted in the C2 zone:
Assembly Use
Civic Use
Commercial Use, limited to Neighbourhood Commercial Use
Community Service Use
Information Technology Use, limited to information technology uses: (B/L 1047-2001)
(1) not located at finished grade; or
(2) where located at finished grade, that do not occupy more than 25% of the
total ground floor area of all principal buildings on the lot.
Non-permanent Commercial Use
Office Use, limited to office uses:
(1) not located at finished grade; or
(2) where located at finished grade and not accessory to another permitted
use, that do not occupy more than 25% of the total ground floor area of
all principal buildings on the lot.
Residential Use, limited to a residential use in conjunction with another permitted use
Restaurant Use (B/L 1232-2003)
Service Station Use, excluded from the lot described as Lot 44 Section 20 Township 13
NWD Plan BCP 11864, and known municipally as 3122 Station Road. (B/L 1337-2004)
Conditions of Use
520.02 A residential use, other than lobbies or entrance areas, shall:
(1) not be located on a first storey;
(2) not be located on the same storey as another permitted use unless the residential
use is separated by a firewall with no circulation shared with other permitted
uses;

(3) only be permitted where each dwelling unit is provided with a private, indoor
storage area having a minimum capacity of 3.0 m³ and no dimension less than
1.2 m; and
(4) only be permitted where all required residential off street parking is separate
from commercial parking.
520.03 Non-residential uses shall only be permitted on the lower two storeys.
520.04 Each self-serve vehicle vacuum cleaner, provided as part of a service station use, shall
have adjacent to it a vehicle cleaning area measuring a minimum of 5.5 m length by
2.7 m width.
520.05 For each car wash bay, a waiting line area measuring a minimum of 12.0 m length by
2.5 m width shall be provided and shall be located so as not to interfere with other on-site
vehicular movements.
520.06 Storage shall take place entirely within a wholly enclosed building, except storage related
to seasonal garden centres subject to the following regulations: (B/L 438-97)
(1) shall not exceed 3.0 m in height;
(2) shall be sited in accordance with the setbacks as specified for non-residential
uses in Section 520.10;
(3) shall be limited to that part of the lot surfaced with asphalt or concrete;
(4) shall not include storage of material or goods likely to produce or give off dust or
other particulate matter that may become wind-borne; and
(5) where fenced, shall be limited to decorative fencing, a landscape screen with a
minimum width of 1.5 m or a combination thereof.
Density
520.07 The maximum floor space ratio shall be 0.35, provided that this may be increased to a
maximum of 0.5 as follows:
(1) 0.15 times the ratio of underground parking to required off street parking, not to
exceed 0.15.
Lot Coverage
520.08 The maximum lot coverage shall be 30%.
Height of a Building or Structure
520.09 The maximum height of a principal building or structure shall be 9.0 m or two storeys,
whichever is less; except that this height may be increased to 11.0 m or three storeys,
whichever is less, where 50% or more of the building face above the second storey is

stepped back to form an angle of not more that 45o from the edge of the roof line to the
top of the second storey.

Minimum Subdivision Requirements
520.11 Each newly created lot for a service station use shall have a minimum lot area of
1,100 m² and a minimum frontage on one street of 36.5 m.
